Thinking of selling? Now may be the best time. Here’s why.
We’re just a few short days into the new time change and already the phones are blowing up from buyers who want to see homes in Nassau and Duval.
Why? It’s common for home sales to pick up in the spring of each year. Conversely, the market typically takes a dive when schools start back late August or early September and, according to an 11-year study from Attom Property Data Solutions, October is the worst month to sell.
And while longer days and warmer weather typically bring more buyers to market in any given year, strong median sales prices of homes throughout the region in 2025 put home sellers in a great position to sell should they choose or need to in the months ahead.
Attom Data Solutions also states that homes that sell in May see the highest premiums out of the year, with homes selling an average 12.6% above market value during the month. And with most deals taking 30 to 45 days to close after contract acceptance, March is the perfect time to determine if you want to sell this year.
(86% of homebuyers required financing in 2022 which leads to longer closing times; cash deals can close in as little as 7 days.)
